Step by step

The path from here to home.

Buying a manufactured home is not complicated. It is just different from buying a site-built home. Here is every step, explained clearly, so you know what to expect before you begin.

01

Figure out what you actually need

Primary residence? Guest house? ADU on your existing property? How many bedrooms? Do you already have land? Your answers shape everything that follows. Someone placing a home on five acres of rural land has a different path than someone adding an ADU to a suburban lot. Start here, and the rest gets easier.

02

Make sure your land is ready

If you already own land, you will want to verify that it is zoned for manufactured or modular housing. Contact your county or city planning department to confirm zoning, setback requirements, and any design standards that apply. You will also need to verify that utilities — water, sewer or septic, electricity, gas — are available at the site or can be connected. Factor site preparation into your budget and timeline early.

03

The part everyone overcomplicates

Multiple financing options exist for manufactured homes. The right choice depends on your situation — what kind of land you have, how the home will be titled, and your financial picture. We recommend talking to a licensed mortgage professional who understands manufactured housing. They can walk you through what you qualify for and what makes the most sense. We are happy to point you in the right direction.

04

Pick the home that fits your life

Browse available models from our manufacturing partners. Each home comes with detailed specifications: floor plan, square footage, bedrooms, bathrooms, included features, energy efficiency ratings, and pricing. You can customize countertops, cabinets, flooring, fixtures, and exterior finishes. We walk you through every option so there are no surprises.

05

Your home gets built (while your site gets prepped)

Once you have selected and customized your home, the order goes to the manufacturer. Manufacturing typically takes 8 to 16 weeks depending on the model, customizations, and production schedule. During this time, site preparation can begin on your property: foundation, utility connections, driveway, and landscaping. This parallel process is one of the real advantages of factory-built housing — it shaves months off the overall timeline.

06

Delivery day and professional installation

The completed home is transported from the factory to your site. A licensed installation contractor places the home on the prepared foundation, connects utilities, and completes all site work. Multi-section homes are joined together on site. Axis Homes sells the home — installation is handled by licensed professionals who specialize in manufactured housing setup. After installation, a local building inspector verifies that everything meets applicable codes and standards.

07

Keys in hand

With inspections complete and utilities connected, your new home is ready. The entire process, from selecting a model to moving in, typically takes 3 to 6 months. That is significantly faster than site-built construction, which can take 9 to 18 months or longer. And because manufacturing happens in a controlled factory environment, there are fewer delays and cost overruns along the way.

Axis Homes is not a lender. We sell homes. But we have seen enough buyers navigate this process to know that the right financing conversation early on saves time and headaches later.
