How much does a manufactured home cost in Arizona?

A new manufactured home in Arizona typically costs between $60,000 and $150,000 for the home itself. The final price depends on the size, the number of bedrooms and bathrooms, the manufacturer, and the options you choose. That range covers most of what people buy. Here is how the pricing breaks down.

Base price: the home itself

The base price is what the manufacturer charges for a standard model before customization. In Arizona, you can expect these approximate ranges:

  • Single-wide (600-1,200 sqft) $55,000 - $90,000
  • Double-wide (1,200-2,400 sqft) $80,000 - $160,000
  • Triple-wide (2,000+ sqft) $130,000 - $250,000+

These are base prices. They include the structure, standard flooring, standard appliances, basic cabinetry, and standard fixtures. Think of this as the starting point.

Customization and upgrades

This is where the price moves. Common upgrades include better flooring (vinyl plank, tile), upgraded kitchen cabinets, larger appliances, energy-efficient windows, drywall throughout (instead of vinyl-on-gypsum), and exterior options like porches or carports. Depending on how far you go, upgrades typically add $5,000 to $30,000 to the base price.

Delivery

Manufactured homes are built in a factory and delivered to your site on the axle of a trailer. Delivery costs in Arizona typically range from $3,000 to $15,000 depending on the distance from the factory, the size of the home (single-wide vs double-wide), and road accessibility. If your site is on a paved road within 100 miles of the factory, expect the lower end. Remote rural sites with unpaved access cost more.

Site preparation and setup

Before the home arrives, your site needs to be prepared. This includes grading the land, pouring a foundation or installing piers, connecting utilities (water, sewer or septic, electricity, gas), and any required landscaping or drainage. Site prep costs vary widely: $10,000 to $40,000 is a common range. The biggest variables are whether you need a septic system (vs connecting to a sewer line) and how much grading the land requires.

Permits and fees

Arizona requires permits for manufactured home installation. Permit costs vary by county but typically run $1,000 to $5,000. Some counties also require an installation inspection. Your dealer (that is us) helps coordinate the permitting process.

The total picture

For a typical 3-bedroom, 2-bathroom double-wide manufactured home in Arizona with moderate upgrades, delivered and set up on prepared land, the total cost looks something like this:

  • Base home $95,000
  • Upgrades $12,000
  • Delivery $6,000
  • Site prep $20,000
  • Permits $2,500
  • Total estimate $135,500

That is a real home — 3 bedrooms, 2 bathrooms, 1,400+ square feet — for roughly a third of what a comparable site-built house costs in most Arizona markets. The land is not included in this estimate because it varies enormously depending on location.

What about financing?

Manufactured homes can be financed with FHA loans, VA loans, USDA loans, conventional mortgages, and chattel loans (personal property loans for homes not on a permanent foundation). Interest rates and terms depend on the loan type, your credit, and whether the home is placed on a permanent foundation. We connect you with lenders who specialize in manufactured home financing.

Why our prices are lower
